Commercial Metal Roof Painting & Restoration
Metal roof coating systems for warehouses, plants, agricultural buildings, and industrial facilities in Ohio, the Midwest, and nationwide.
MPC restores commercial and industrial metal roofs with coating systems selected around roof condition, corrosion, adhesion, movement, and facility schedule.
Our work is built for active commercial sites: inspection, surface preparation, fastener and seam review, primer or sealant where needed, and professional coating application to the specified film thickness.
This service is focused on metal roof restoration for commercial, industrial, and agricultural properties, not residential shingle painting or general roof replacement work.

Metal Roof Painting Scope

Commercial Metal Roof Restoration
Coating systems for corrugated, standing seam, and industrial metal roof assemblies.
Metal roof painting starts with the condition of the existing panel system, not a generic paint recommendation. MPC evaluates rust, previous coating failure, fasteners, laps, penetrations, drainage, and access before selecting the coating approach.
For commercial and industrial roofs, the goal is to restore weather protection, improve reflectivity, and extend service life while keeping the facility operating.
- Commercial corrugated and standing seam metal roofs
- Rust, failed coating, fastener, and seam assessment
- Reflective finish options for heat and UV exposure
- Coating selection based on adhesion and substrate condition

Urethane Finish Systems
Urethane coatings for color retention, gloss retention, and long-term weather resistance.
Exterior metal roofs see constant UV, rain, wind, and temperature movement. Urethane coating systems are commonly used where the roof needs a durable finish with strong color and gloss retention.
Light colors such as white and light tan can reduce heat absorption and help lower surface temperatures, especially on large manufacturing, warehouse, and agricultural buildings.
- Urethane coating systems for exterior metal roof exposure
- Light reflective finishes for warmer roof surfaces
- Improved cleanability compared with chalked or faded surfaces
- Specification based on weathering, color, and performance needs

Seams, Fasteners & Flashings
Detail work around seams, fasteners, flashings, and penetrations before full coating application.
The detail work often determines whether a commercial metal roof coating project performs. MPC reviews seams, pipe boots, fasteners, flashings, and other penetrations before coating begins.
Where needed, the scope can include primer, seam treatment, sealant, tape, or repairs coordination before the finish coats are applied.
- Seam and flashing review before coating
- Fastener and penetration detailing
- Primer or sealant where adhesion and movement require it
- Repairs coordination when coating alone is not the right fix
Our Metal Roof Coating Process
Initial Assessment & Infrared Survey
We begin with a thorough assessment including an infrared survey of your existing roof system to ensure it is dry and suitable for coating. This crucial step determines the best approach for your specific roof.
We begin with a thorough assessment including an infrared survey of your existing roof system to ensure it is dry and suitable for coating. This crucial step determines the best approach for your specific roof.
We meticulously assess the condition of flashings, seams, pipe boots, drainage systems, and other protrusions to ensure they are in good shape and identify any repairs needed.
We collaborate with local roofing contractors to address any repairs beyond what simple sealing could fix. This ensures repairs are executed correctly, providing a superior final product.
The most crucial step in the coatings process. Without proper cleaning, etching, and preparation, coatings are destined for premature failure. We use SSPC SP1 solvent cleaning with 3500-5000 psi pressure washing and eco-friendly degreasers.
If the surface doesn't pass an adhesion test, we apply primer. We ensure a stronger bond by striping all seams and flashings with primer or fiberglass-based primer/sealer. Protrusions and gaps are sealed with seam seal tape or sealant.
Your roof will be coated and sealed with high-quality coating systems. We typically apply 1-2 coats depending on the warranty desired, creating a seamless, durable, and waterproof membrane.

Frequently Asked Questions
MPC focuses on commercial, industrial, and agricultural metal roof painting. We do not position this service for residential shingle painting or small residential roof repair work.
Often, yes, when the roof panels and supporting assembly are sound. We inspect corrosion, seams, fasteners, flashings, moisture concerns, and adhesion before recommending a coating system.
Metal roof coating may include primer, seam sealing, urethane finish coats, and reflective color options. The system depends on the substrate, existing coating, rust level, exposure, and warranty target.
What Our Clients Say
“Markley Precision Company was easy to work with and the quality of their work is second to none. I have used them on three separate projects and have been very pleased with the quality of work each time. No job seems to be too big or too small. I have used them to blast and paint a 30,000 gallon propane tank, and to blast and paint our vertical bulk storage vessels for nitrogen, oxygen, and argon. They've even done work for me on the Lake Erie Islands, as well, which presented logistical challenges, but MPC didn't miss a beat. I would recommend MPC 100 out of 100 times.”
Matt Drennen
“Very happy with the work completed so far with MPC. Last year, I had them paint 5 of our 30,000 gallon bullet tanks. The work was completed quickly and professionally. With a years worth of age on them now, they still look as good as new! I was so pleased with their work on the tanks, I hired them to complete an even larger, more complex project blasting and recoating a natural gas processing mechanical refrigeration unit. Even when some concerns came up, they quickly remediated the situation. Extremely happy with the work they've performed!”
Paul Teeters
“MPC Sandblasting and Painting have serviced various locations for us. They have ensured a positive experience from start to finish. The staff is very helpful and quick with responses as well as their services. Their work is just as great! We look forward to many more opportunities to work with this team.”
Lindsey Bennett
