Commercial Flat Roof Coating & Silicone Restoration
Silicone coating systems for flat and low-slope commercial roofs where restoration is the right fit.
MPC provides flat roof coating for commercial, industrial, and low-slope roof systems that are suitable for restoration instead of full replacement.
We review moisture, drainage, seams, flashings, penetrations, existing roof condition, and coating compatibility before recommending silicone roof coating or related restoration work.
When the roof qualifies, a silicone coating system can create a seamless restoration membrane, reduce disruption, improve reflectivity, and support 10, 15, or 20-year warranty options.

Flat Roof Coating Scope

Silicone Roof Coating Systems
Fluid-applied silicone restoration membranes for flat and low-slope commercial roofs.
For flat and low-slope roofs, MPC applies silicone roof coating systems directly over suitable existing roof substrates. The coating creates a fully adhered, seamless restoration membrane that helps protect against water, UV exposure, and weathering.
A coating system is not a shortcut around poor roof condition. We review moisture, drainage, seams, flashings, and adhesion before recommending silicone coating.
- Silicone restoration membranes for flat and low-slope roofs
- Water, UV, and temperature exposure protection
- Applied over suitable existing roof systems
- Designed as roof restoration, not residential shingle painting

Commercial Roof Restoration Alternative
A lower-disruption option for roofs that are sound enough to restore instead of replace.
A flat roof coating project can preserve the existing roof assembly and avoid tear-off when the substrate is dry, stable, and compatible. That can reduce downtime, disposal, labor, and disruption compared with full replacement.
MPC identifies roof areas that need repairs or additional review before coating so the finished system is built on a dependable surface.
- Potentially faster turnaround than full roof replacement
- Reduced tear-off, disposal, and site disruption
- Repair coordination for compromised areas before coating
- 10, 15, and 20-year warranty options when conditions qualify

Details, Drainage & Penetrations
Seam, flashing, drain, curb, and penetration work that supports coating performance.
Flat roof coating depends on disciplined preparation around the details. MPC reviews drains, ponding areas, curbs, pipe boots, penetrations, seams, and flashings before coating application.
The roof is cleaned, primed or sealed where needed, and coated to the required film thickness for the selected system and warranty target.
- Drainage and ponding-area review
- Seam, curb, pipe boot, and flashing treatment
- Adhesion testing and primer where required
- Film-thickness checks during coating application
Our Flat Roof Coating Process
Initial Assessment & Infrared Survey
We begin with a thorough assessment including an infrared survey of your existing roof system to ensure it is dry and suitable for coating. This crucial step determines the best approach for your specific roof.

We meticulously assess the condition of flashings, seams, pipe boots, drainage systems, and other protrusions to ensure they are in good shape and identify any repairs needed.
We collaborate with local roofing contractors to address any repairs beyond what simple sealing could fix. This ensures repairs are executed correctly, providing a superior final product.
The most crucial step in the coatings process. Without proper cleaning, etching, and preparation, coatings are destined for premature failure. We use SSPC SP1 solvent cleaning with 3500-5000 psi pressure washing and eco-friendly degreasers.
If the surface doesn't pass an adhesion test, we apply primer. We ensure a stronger bond by striping all seams and flashings with primer or fiberglass-based primer/sealer. Protrusions and gaps are sealed with seam seal tape or sealant.
Your roof will be coated and sealed with high-quality coating systems. We typically apply 1-2 coats depending on the warranty desired, creating a seamless, durable, and waterproof membrane.

A coating system restores and protects a suitable existing roof assembly. Replacement removes and rebuilds the roof system. Coating can reduce tear-off, downtime, and cost when the roof condition qualifies.

What Our Clients Say
“Markley Precision Company was easy to work with and the quality of their work is second to none. I have used them on three separate projects and have been very pleased with the quality of work each time. No job seems to be too big or too small. I have used them to blast and paint a 30,000 gallon propane tank, and to blast and paint our vertical bulk storage vessels for nitrogen, oxygen, and argon. They've even done work for me on the Lake Erie Islands, as well, which presented logistical challenges, but MPC didn't miss a beat. I would recommend MPC 100 out of 100 times.”
Matt Drennen
“Very happy with the work completed so far with MPC. Last year, I had them paint 5 of our 30,000 gallon bullet tanks. The work was completed quickly and professionally. With a years worth of age on them now, they still look as good as new! I was so pleased with their work on the tanks, I hired them to complete an even larger, more complex project blasting and recoating a natural gas processing mechanical refrigeration unit. Even when some concerns came up, they quickly remediated the situation. Extremely happy with the work they've performed!”
Paul Teeters
“MPC Sandblasting and Painting have serviced various locations for us. They have ensured a positive experience from start to finish. The staff is very helpful and quick with responses as well as their services. Their work is just as great! We look forward to many more opportunities to work with this team.”
